Which neighborhoods have the lowest entry prices?

The lowest entry prices are in Wynwood ($380K), Fort Lauderdale ($430K), North Miami ($450K), Brickell ($461K). These are mostly buildings with compact units and, in several cases, more flexible rental rules. In luxury areas such as Coconut Grove, Sunny Isles Beach and parts of Brickell, entry prices usually exceed $1 million.

What about a resale condo?

According to Miami Realtors, the median condo sale price in Miami-Dade was $417K in September 2026, with 12.3 months of supply, a market that favors buyers. The median includes older buildings, which can carry special assessments tied to the inspections and reserves Florida now requires. New construction costs more per square foot but starts under the current reserve rules.

What costs come on top of the price?

At delivery there is the developer fee and closing costs; after that, the monthly HOA fee, property tax and insurance. Costs beyond the price breaks down each item.
